Full Basements are relatively uncommon in our area due to the high water table, but they do exist in some older homes and homes built on sloped lots. Basements are susceptible to water intrusion and lateral soil pressure on the walls.

The primary culprit is our clay soil. The Piedmont region of North Carolina sits on expansive clay that swells when wet and shrinks when dry. This seasonal cycle creates movement beneath your foundation year after year.
Poor Drainage - Water pooling near the foundation saturates the soil and creates uneven loading. Clogged gutters, improper grading, and short downspouts are common contributors.
Tree Root Activity - Large trees planted too close to the home can extract moisture from the soil, causing localized shrinkage. They can also physically displace foundation components as roots grow.
Original Construction Deficiencies - Some foundations were under-designed from the start - inadequate footings, insufficient reinforcement, or poor soil preparation during construction.
Age and Wear - Over decades, concrete degrades, mortar erodes, and wood deteriorates. Even a well-built foundation will eventually need attention.
Common Signs of Foundation Problems
Recognizing the warning signs early can save you significant money and prevent minor issues from becoming major structural problems.
Interior Warning Signs - Diagonal cracks in drywall radiating from door or window corners. Doors and windows that stick, won't close properly, or have visible gaps. The right repair method depends on the type and cause of the problem. Here are the most common approaches used in the Triangle:
Helical Piers - Steel piers are screwed into stable soil or bedrock beneath the foundation. They can lift and stabilize settling foundations. This is one of the most reliable and permanent repair methods for homes on clay soils.
Push Piers (Resistance Piers) - Similar to helical piers but driven straight down using the weight of the home as resistance. Used for heavier structures and situations where deeper support is needed.
Crawl Space Support Piers - Adjustable steel columns installed beneath sagging beams and joists in the crawl space. These can correct floor sag and provide additional support where the original system is inadequate.
Mudjacking and Polyurethane Injection - For slab foundations, these methods inject material beneath the slab to fill voids and lift settled areas. Mudjacking uses a cement slurry; polyurethane foam is lighter and less invasive.

Manage Water - Keep gutters clean, extend downspouts at least 6 feet from the foundation, and ensure the ground slopes away from your home on all sides. This is the single most important thing you can do for your foundation.
Maintain Consistent Moisture - During extended dry periods, consider watering the soil around your foundation to prevent excessive clay shrinkage. Soaker hoses placed 12-18 inches from the foundation wall can help maintain consistent moisture levels.
Watch Your Landscaping - Plant large trees well away from the home (a good rule of thumb is a distance equal to the tree's mature height). Use root barriers if existing trees are close to the foundation.
Address Problems Early - Small cracks and minor settling are much easier and less expensive to address than major structural failures. If you see warning signs, don't wait.
