Horizontal Crack in a Foundation Wall

- A crack running side-to-side across a basement or crawl space wall
- The wall feels bowed inward when sighted along its length
- Crack width does not change between top and bottom
Common Causes
- Lateral soil pressure pushing the wall inward, often after heavy rain
- Saturated, expansive clay soils common in Wake and Durham Counties
- Inadequate drainage, gutters discharging at the foundation, or grading sloped toward the home
What to do
Horizontal cracks are the highest-priority crack pattern we see. Get a licensed PE on site before any cosmetic repair. We measure deflection, evaluate soil and drainage conditions, and recommend reinforcement options like carbon fiber straps, steel I-beams, or wall anchors when warranted.
