Common Causes

  • Lateral soil pressure pushing the wall inward, often after heavy rain
  • Saturated, expansive clay soils common in Wake and Durham Counties

What to do

Thin Vertical Cracks in Drywall or Foundation

  • Hairline vertical cracks above doorways or in drywall corners
  • Thin vertical cracks in poured concrete foundation walls

  • Concrete shrinkage as it cures
  • Normal seasonal expansion and contraction of framing lumber
  • Drywall taping joints relaxing over time

What to do

Most thin vertical cracks are cosmetic. Mark the ends with a pencil and check in 6 months. If the crack lengthens, widens, or develops displacement, escalate to a PE evaluation.

Planning to Remove a Wall for an Open Floor Plan

  • You're planning a kitchen or living-room renovation that involves removing a wall
  • Contractor isn't sure if the wall is load-bearing

Common Causes

  • Most original mid-1900s and earlier homes have at least one bearing wall in the middle of the floor plan
  • Roof loads, second-floor loads, and partition loads above all need a designed beam to carry
