Structural Issues in Raleigh's 1920s Bungalows: An Oakwood and Five Points Owner's Guide

Raleigh's most beloved historic neighborhoods - Oakwood, Five Points, Cameron Park, Hayes Barton, and Boylan Heights - are filled with Craftsman bungalows, Colonial Revivals, and Foursquares built between roughly 1900 and 1935. These homes are charming, well-proportioned, and built from old-growth lumber that's stronger than anything available today. They're also nearly a century old, sitting on Wake County's notoriously expansive clay, and were built before modern footing requirements, moisture barriers, or seismic detailing existed.

Here are the structural issues we see most often in 1920s Raleigh bungalows, what causes them, and when they warrant a licensed PE's attention.

1. Brick Pier Foundations That Have Lost Mortar - Almost every original Oakwood or Five Points bungalow rests on unreinforced brick piers in a crawl space rather than a continuous perimeter wall. After 90+ years of seasonal moisture, the lime-based mortar between bricks erodes, and individual piers can lean, sink, or even crumble. The classic symptom is a floor that slopes toward the center of the house or noticeably bounces when you walk across it. Many homes we evaluate have one or more piers doing essentially no work at all.

2. Sill Plate and Band Board Rot - The sill plate is the wooden member that sits directly on top of the foundation; the band board wraps the perimeter of the floor framing. In a 1920s home with no moisture barrier and a damp crawl space, both rot from the bottom up - often invisibly. By the time floors above start sagging or doors stop closing, the wood is frequently soft enough to push a screwdriver into. This is one of the most under-diagnosed issues in historic Raleigh homes.

3. Differential Settlement on Wake County Clay - Raleigh sits on some of the most expansive clay soil in North Carolina. Clay swells when it absorbs water and shrinks during drought, and a 1920s footing - often just 12 inches deep with no rebar - moves with it. The result is the diagonal cracks above doorways and windows that nearly every century-old Raleigh home develops. The question a PE answers is whether those cracks are stable (cosmetic) or progressing (structural).

4. Chimney Separation - Bungalows almost always have a brick chimney, and that chimney was almost always built on its own shallow footing separate from the house. As the soil beneath shifts, the chimney moves independently and pulls away from the wall. A visible vertical gap between the chimney and the siding is one of the most common findings in Oakwood, Boylan Heights, and Cameron Park inspections.

5. Undersized and Heavily Notched Floor Joists - Code-minimum floor joists in 1925 were significantly smaller than today's standard. Add a century of plumbers, electricians, and HVAC contractors notching and drilling through them - especially under bathrooms and kitchens - and you get bouncy floors and visible deflection under cast iron tubs and tile installations. Most original kitchens and bathrooms in these homes need framing reinforcement when renovated.

6. Knob-and-Tube and Old Plumbing Penetrations - This isn't a structural issue per se, but every original penetration through a joist, beam, or sill plate from old wiring or galvanized plumbing weakens that member. When a 1920s home is being renovated, those penetrations need to be evaluated by a PE before walls go back up.

7. Additions With No Real Footing - Almost every historic Raleigh bungalow has been added onto - a back porch enclosed in the 1950s, a master bedroom added in the 1980s, a kitchen bumped out in the 2010s. Pre-2000 additions in particular were often built on minimal or non-existent footings. The seam where the addition meets the original house is where you'll see the cracking, separation, and floor-level mismatches that result.

8. Inadequate Crawl Space Ventilation and Drainage - Many historic Raleigh lots slope toward the house or have decades-old gutter and downspout problems that send water into the crawl space. Combine that with the original ventilation strategy (a few small vents that get blocked by landscaping over time) and you have year-round high humidity rotting structural framing from below.

Should You Be Worried? - Not necessarily. A 100-year-old bungalow that's still standing has demonstrated remarkable structural resilience. The real danger isn't owning an old home - it's owning one without knowing what's actually happening underneath it. A PE evaluation tells you which findings are stable and cosmetic, which need monitoring, and which require action. We frequently tell Oakwood and Five Points owners that their home is in better shape than they feared.

Buying or Renovating? - Pre-purchase PE inspections are particularly valuable in historic Raleigh neighborhoods because home inspectors typically don't crawl under houses with low clearances or evaluate the structural implications of what they see.
