Hurricane & Storm Damage: When to Call a Structural Engineer

Hurricanes, tropical systems, and severe thunderstorms hit the Triangle every year. Most homes ride them out with nothing worse than yard debris and a few missing shingles. But every season we see homeowners discover - sometimes weeks or months later - that storm forces did real structural damage to their home, and they missed the window to document it for insurance. Here's a licensed PE's guide to recognizing storm-related structural damage, knowing when to call an engineer, and protecting your insurance claim.

Step 1: Safety First, Then Documentation - Before anything else: if you see leaning walls, partial roof collapse, a tree on the home, foundation cracks that have shifted visibly, or any active structural movement, leave the home and call 911 or your local building inspector. For non-emergency damage, your first job is documentation. Photograph everything from multiple angles, with timestamps, before any cleanup. These photos will protect you if questions arise about what damage was storm-caused versus pre-existing.

Step 2: Recognize Storm-Related Structural Damage - Most storm damage is cosmetic or limited to the building envelope (roof, siding, windows). But the following warning signs almost always justify a structural engineer's evaluation:

Tree impact, even if the tree was removed. A tree striking the roof, wall, or chimney can crack rafters, fracture top plates, displace load paths, and bend framing - even when the visible damage looks minor. Insurers routinely require a PE report to settle these claims.

New cracks in walls, ceilings, or foundations after the storm. Diagonal cracks at door corners, horizontal foundation cracks, and stair-step cracks in masonry that weren't there before the storm indicate possible structural movement.

Doors or windows that suddenly stick or won't latch. This often signals frame racking from wind loads.

Roof sag, sponginess, or visible deflection. Wind uplift can damage roof framing without obvious shingle loss.

Chimney leaning, separating, or with new cracks. Tall chimneys are vulnerable to lateral wind loads and can crack at the roof line.

Deck or porch movement. Wind and falling debris can compromise ledger connections and post bases.

Partial roof loss or major water intrusion. Even after temporary repairs, the framing should be evaluated for hidden damage and continued moisture exposure.

Step 3: Understand What Insurers Require - Most NC homeowner policies cover wind and falling-object damage, but they will not approve major structural repair claims without third-party documentation. Insurance company adjusters are not licensed engineers. When the claim involves structural framing, foundations, or engineered systems, your carrier will typically require - or strongly prefer - a stamped report from a licensed Professional Engineer. Submitting a PE report up front speeds claim approval and prevents lowball settlements based on cosmetic-only repairs.

Step 4: Get an Independent PE Evaluation - This is critical: do not rely solely on the engineer your insurance company hires. Insurer-retained engineers are paid by the carrier and have an institutional incentive to minimize the scope of damage. An independent licensed PE works for you, evaluates the damage objectively, and produces a stamped report you can use to negotiate. In our experience, independent PE evaluations frequently result in claim payments that are several times larger than the initial offer - because the cosmetic-only assessment missed real structural damage.

What a Storm-Damage Structural Inspection Includes - A typical post-storm PE inspection in the Triangle takes 1-2 hours on site and covers: exterior walls, foundation, and chimneys for new cracks or movement; roof framing accessible from the attic; impacted areas (tree strike, debris impact, water intrusion zones); load paths and connections affected by the event; and photographic documentation linked to the storm event date. You receive a stamped report within 1-2 business days specifying findings, cause attribution, and recommended repairs - exactly the format insurers need.

Common Triangle Storm Patterns We See - Tropical systems moving up from the coast (Florence, Helene, Ian) tend to produce sustained winds and heavy rainfall - we see chimney damage, roof framing damage, and crawl space flooding that compromises sill plates. Summer thunderstorm microbursts produce localized 70-90 mph wind events that snap trees and drop them on homes. Ice storms (less common but devastating) load roof framing beyond design and crack rafters and trusses. Each pattern produces different damage signatures.

Time Limits Matter - Most NC homeowner policies require prompt notification of damage - typically within days, not weeks or months. Don't wait until you 'know for sure' something is damaged to call the engineer. If you suspect storm damage, document it immediately, notify your insurer, and schedule a PE evaluation. Once the storm event is months in the rearview, it becomes much harder to attribute damage to that specific event.
