Common Foundation Issues in Older Durham Homes (And What to Do About Them)

Durham is one of the Triangle's most architecturally rich cities. From the tobacco-era mill houses of Old North Durham to the elegant Craftsman bungalows of Trinity Park, Forest Hills, and Watts-Hillandale, much of Durham's housing stock predates 1960. Beautiful as these homes are, they share a structural reality every owner should understand: their foundations were built before modern soil engineering existed - and they sit on some of the most reactive clay soils in the Southeast.

Below are the foundation issues we see most often in Durham's older homes, why they happen, and what you should do if you spot them.

1. Settling and Cracking from Triassic Basin Clay - Most of Durham County sits on the Triassic Basin, a band of red clay and shale that expands when wet and shrinks when dry. This seasonal movement puts constant pressure on foundations, especially in homes built before 1970 when minimum footing depths and reinforcement standards were far less strict. The classic warning sign is a stair-step crack in a brick chimney or exterior wall, or diagonal cracks above doors and windows on interior walls.

2. Deteriorating Brick or Stone Pier Foundations - Many Durham homes built before WWII rest on unreinforced brick or stone piers in a crawl space, with no continuous perimeter wall. Over a century of moisture, freeze-thaw cycles, and shifting soil, the mortar between these piers crumbles and the piers themselves can lean or sink. If you see floors that bounce, slope toward the center of the room, or have visible gaps between the baseboard and the floor, the piers underneath are very likely the cause.

3. Crawl Space Moisture Damage - Durham's humid summers and shaded mature-tree lots (think Hope Valley or Duke Forest) keep crawl spaces damp year-round. Sustained moisture rots floor joists, sill plates, and band boards, weakening the entire floor system above. We routinely find sill plates in 80-year-old Durham homes that crumble when probed with a screwdriver. Musty smells inside the home, sagging floors, and visible mold or efflorescence on foundation walls are all red flags.

4. Inadequate or Missing Footings on Additions - Durham's older homes have often been added onto multiple times - a screened porch converted to a sunroom in the 1960s, a rear addition in the 1980s, a master suite in the 2000s. Each addition is only as good as its footing, and older additions frequently lack proper footings entirely. Cracks at the seam between the original house and an addition almost always trace back to differential settlement here.

5. Tree Root and Drainage Issues - The mature oaks, maples, and pines that make Durham neighborhoods so beautiful are also a leading cause of foundation movement. Large trees within 20 feet of a foundation can pull enormous amounts of moisture out of the soil during dry spells, causing the clay to shrink and the foundation to drop on that side. Combine that with poor gutter drainage or negative grading toward the house, and you have a recipe for ongoing differential settlement.

6. Chimney Separation - A leaning or separating exterior chimney is one of the most common - and most visible - foundation issues in older Durham homes. Chimneys are heavy and were often built on shallow, separate footings from the rest of the house. When the surrounding soil shifts, the chimney moves independently, opening a visible gap where it meets the wall. This is almost always a structural concern that warrants a PE evaluation.

7. Undersized or Notched Floor Framing - Older homes were built with smaller joists than modern code requires, and decades of plumbers, electricians, and HVAC contractors have often notched or drilled through them in ways that compromise their strength. Bouncy floors, especially in kitchens and bathrooms where appliances and tile add weight, frequently trace back to overworked or damaged framing.

What to Do If You See These Signs - Not every crack is a crisis, but every crack tells a story. The right move is to get an unbiased evaluation from a licensed Professional Engineer - not a foundation repair contractor whose business depends on selling you a fix. A PE can tell you whether what you're seeing is cosmetic, stable, or actively progressing, and recommend the appropriate response (which is sometimes to do nothing and monitor it).
